On a 25-foot lot, every foot of depth matters. We push primary retreats up, scale entries to draw light deep into the plan, and use double-height moments at the entry or stair to make the home feel larger than its footprint.

Side-by-side duplexes done right.

A duplex is two homes that have to read as one continuous building. We design party walls for acoustic separation, mirror or invert plans where it serves the buyer, and finish each unit to the same custom standard.

Permit-aware design

Permits before we promise.

We know which lots in West Hillhurst, Killarney, and Banff Trail have setback or grading complications before drawings start. That depth means fewer surprises during your build and fewer conversations with the city.

Most of our infills sit on 25-foot to 50-foot frontages with 110 to 130 feet of depth. The lot's character matters as much as its size: setbacks, grade, mature trees, and laneway access all affect what's buildable. We'll do a feasibility walk before any drawings start.
From signed contract to possession, an infill build runs six to nine months. Add another two to four months upstream for design, permits, and demolition if a teardown is involved. We give you a realistic delivery window from day one.
Yes. Side-by-side duplexes are common on wider 50-foot lots in West Hillhurst and Killarney. We design the units to read as one continuous building with full acoustic separation between them. Each side can be configured for ownership, rental, or family use.
Yes. Demolition, asbestos abatement (when present), and site preparation are all part of the scope. We coordinate with the city for disconnect permits and hauling.
