A typical Ace build, week by week

What gets managed, when.

Every project has its own pace, but the rhythm is consistent. Here's what a six-month custom build looks like on the management side.

Week 0

Mobilization

Site setup, permits posted, utilities marked, schedule of trades locked in. You receive the master timeline and the single point of contact for the project.

Weeks 1 to 4

Demolition & site work

Demolition or excavation, foundations poured, underground services run. Daily site checks; weekly walkthrough video update.

Weeks 5 to 10

Framing & envelope

Framing complete, roof on, windows in, exterior cladding started. The home is dried in. Now is the last clean window for layout changes.

Weeks 11 to 18

Mechanical & rough-in

Plumbing, electrical, HVAC, low-voltage. City inspections coordinated. You sign off on every rough-in before drywall covers it.

Weeks 19 to 24

Finishes

Drywall, tile, flooring, millwork, paint. Finish selections you made early in design come to life. Daily quality checks.

06

Weeks 25 to 28

Final & handoff

Appliances, fixtures, deficiency walks, final inspections, occupancy. We hand you the keys with the warranty package and a 30/60/90-day check schedule.

Common questions about construction management.

Yes. We construction-manage projects with externally-designed plans regularly. Bring permitted plans (or plans nearly ready for permit) and we'll quote the build, manage the trades, and deliver to spec.
Fixed-price for the construction scope, agreed before mobilization. We do not run cost-plus or open-book percentage models. You sign the budget on day one and that's the budget.
Change orders are documented, priced, and pre-approved before any work begins. You'll never receive a surprise invoice for work you didn't sign off on. We track change orders against the contingency in the master budget.
Yes. Every Ace-managed build is registered under Progressive Home Warranty. We schedule 30, 60, and 90-day check-ins and the structural coverage continues for years afterward.
Weekly at minimum. You get a Friday walkthrough video, a photo update on Wednesday, and your PM is reachable directly by phone or text any business day. We escalate same-day on anything that affects the schedule or budget.
Sometimes. We'll come out, review the site, the contract, and the trade work to date, and tell you honestly whether a takeover makes sense. If we proceed, we re-baseline the schedule and budget against what's actually on site, not what was originally promised.
